WindMark, Indian Pass & Beacon Hill Insurance

The beach communities around Port St. Joe each have their own character. Beacon Hill and St. Joe Beach run along US 98 toward Mexico Beach. WindMark Beach is a planned community just up the road from downtown. Indian Pass sits at the south end of the county near Cape San Blas. What they share is Gulf-front and near-Gulf exposure, lots of second homes and vacation rentals, and insurance questions that are different from an inland home. Insuring the Coast is the independent agency on Reid Ave, a short drive from all of them, and we compare multiple insurance companies to help find coverage that fits each property.

Beachfront and near-beach homes

Homes close to the Gulf face higher wind and surge risk, so underwriting focuses on construction, elevation, roof age and attachment, and opening protection. Gulf-front homes usually have fewer company options, which is exactly why comparing several companies matters. Many newer homes here were built to current Florida Building Code with impact windows or shutters and strong roof connections. Older raised beach houses may need a closer look at roof and system updates. We’ll gather the right details the first time.

Wind mitigation inspections at the beach

A wind mitigation inspection documents roof covering, roof deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. Florida law requires insurers to offer discounts for qualifying features, so a current inspection may lower your wind premium. On a beach house, where wind is a big part of the cost, an up-to-date inspection is worth having on file.

HOA communities like WindMark

In a planned community, the HOA may cover common areas but not your home. Your HOA documents may set requirements, such as minimum dwelling limits. We’ll review them with you and make sure your policy lines up. Bring your HOA’s insurance requirements to your quote.

Condo vs. single-family homes

If you own a single-family beach house, your policy needs to cover the whole structure. If you own a condo or townhome in an association, the master policy usually covers the building, and your unit policy (HO-6) covers your interior, belongings, liability and loss assessments. Loss assessment coverage may help if the association charges owners after a storm. We’ll match your condo coverage to what your association’s documents say.

Second homes and vacation rentals

If you live elsewhere and use your beach house part of the year, a secondary home policy may be needed. If you rent it to guests, a policy built for short-term rentals can add guest liability and loss of rental income. We’ll ask how often the home is rented, whether a manager handles it, and what amenities it has, like a pool, hot tub or golf cart.

Flood and storm surge

A homeowners or wind policy does not cover flood or storm surge. Much of the beach strip sits in a coastal flood zone, and some properties are in high-velocity (V) zones, where pricing depends heavily on elevation. If you have an elevation certificate, send it with your quote request. If you don’t, we can explain how to get one. New flood policies often have a waiting period, commonly 30 days, so plan ahead.

Golf carts, boats and toys

Golf carts are a way of life at the beach. We can insure golf carts and low-speed vehicles, along with boats, kayaks and personal watercraft.

Beach Community Insurance FAQs

Can you insure a Gulf-front home in Indian Pass or St. Joe Beach?

In most cases, yes. Gulf-front homes have fewer company options, which is why comparing multiple companies matters.

Do I need an elevation certificate?

It isn’t always required, but it’s often needed to price flood coverage accurately in coastal zones.

Does my WindMark HOA insure my house?

Usually the HOA covers common areas, not individual homes. Check your HOA documents or send them to us to review.

My beach house is a vacation rental. Does a regular homeowners policy work?

Often not. Rentals usually need a policy built for rental use. We’ll match the policy to how the home is used.

Can you insure my golf cart?

Yes. We can quote golf cart and low-speed vehicle coverage.
