Carrabelle & Eastpoint FL Insurance | Insuring the Coast

Eastern Franklin County is one of the prettiest and least crowded stretches of the Gulf Coast, and one of the most exposed to storms. Carrabelle sits at the mouth of the Carrabelle River, and Eastpoint looks out over Apalachicola Bay toward St. George Island. Homes, fish houses, rental cottages and boats here all face real wind and water risk. Insuring the Coast is an independent agency based in Port St. Joe, and we compare multiple insurance companies to help Franklin County owners find coverage that fits.

Home and wind coverage on the coast

Coastal Franklin County homes can be hard to insure. Fewer companies offer coverage close to the water, and Florida policies generally carry a separate hurricane deductible, usually a percentage of the dwelling amount. We review your home’s roof, construction, elevation, opening protection and distance to the coast, then compare the companies that write there. Some homes can be insured for everything on one policy, and others need a separate wind policy. We’ll explain which applies to yours.

Older coastal homes

Carrabelle, Lanark Village and Eastpoint have plenty of older homes and cottages. Underwriters often ask for proof of updates to the roof, electrical, plumbing and water heater on older homes. If you have permits or receipts for that work, gather them before you request a quote. It can make the process much faster.

Wind mitigation inspections

A wind mitigation inspection documents roof covering, roof deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. Florida law requires insurers to offer discounts for qualifying features, so a current inspection may help with pricing. If you’ve replaced the roof or added shutters or impact windows, send us an updated inspection.

Flood and storm surge

Much of Carrabelle and Eastpoint sits in low-lying areas near the bay, the river or the Gulf, and homeowners policies do not cover flood or storm surge. We’ll help you look up your flood zone, review your elevation certificate if you have one, and quote flood coverage. If your home is elevated or has flood openings, those details may affect the price. New flood policies often have a waiting period, commonly 30 days, so don’t wait for a storm.

Condo vs. single-family homes

For a single-family home, your policy covers the full structure. For a condo, the association’s master policy usually covers the building, and your unit policy (HO-6) covers your interior, belongings, liability and loss assessments. We’ll read your association documents with you and match your condo coverage to what the master policy leaves to you.

Rentals and second homes

Many properties in Carrabelle, Lanark Village and Eastpoint are second homes or vacation rentals. A standard homeowners policy may not cover a home rented to guests. We can quote dwelling and short-term rental coverage, with options for guest liability and loss of rental income.

Boats, docks and the working waterfront

From recreational fishing boats to bay boats, we can insure hulls, motors and trailers. If you earn a living on the water or run a waterfront business, ask about commercial marine and business coverage.

Carrabelle & Eastpoint Insurance FAQs

Do you write insurance in Franklin County?

Yes. We serve the Panhandle of Florida, including Carrabelle, Eastpoint, Apalachicola, St. George Island and Lanark Village.

Why is coastal home insurance harder to find in Carrabelle?

Fewer companies offer coverage close to the Gulf, and underwriting is stricter on roof age and construction. An independent agency can check several companies at once.

Do I need separate flood insurance?

Homeowners policies exclude flood and storm surge, so a separate flood policy is the usual way to cover that risk. If you have a federally backed mortgage in a high-risk flood zone, your lender will require it.

Can I insure a home I rent to vacationers?

Yes, with a policy built for rental use. Tell us how often it’s rented and who manages it.

Can I bundle my boat with my home?

Often, yes. We’ll compare bundled and separate options.
