Cape San Blas FL Insurance | Flood, Wind & Rentals

Cape San Blas is one of the most beautiful stretches of the Gulf Coast, and one of the more careful places to insure. The St. Joseph Peninsula is a thin strip of sand between the Gulf and St. Joseph Bay. Most homes are second homes or weekly rentals, and flood rules on the Cape can work differently than they do in Port St. Joe. Insuring the Coast is an independent agency about a 15-minute drive away in downtown Port St. Joe, and we compare multiple insurance companies to help Cape owners find coverage that fits.

Why flood coverage is different on the Cape

Much of Cape San Blas sits inside a federal Coastal Barrier Resources System (CBRS) area. In those areas, new National Flood Insurance Program (NFIP) policies are often not available, with limited exceptions that depend on when the structure was built or permitted, so details vary by property. Private flood markets may be an option, subject to underwriting, elevation and availability. Lenders can still require flood coverage on mortgaged homes in high-risk zones even when NFIP is not an option.

We’ll help you check your property’s status and quote the flood options that may be available. An elevation certificate helps when we’re shopping flood coverage, so dig yours out if you have one. New flood policies often have a waiting period, commonly 30 days, so plan ahead.

Wind coverage on Cape homes

Wind is a big part of the premium on a Cape house. Underwriters focus on construction, elevation, roof age and type, how the roof is attached, opening protection and how far the home sits from the water. Florida policies generally carry a separate hurricane deductible, usually a percentage of the dwelling amount. We’ll walk you through what that means in real dollars.

A current wind mitigation inspection documents roof covering, roof deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. Florida law requires insurers to offer discounts for qualifying features, so an inspection may help with pricing. If you’ve replaced the roof or added shutters or impact windows, send us an updated inspection.

Beachfront, bayside and erosion

Gulf-front and near-Gulf homes face higher wind and surge risk, and erosion after storms can change how underwriters look at a property. Bayside homes have their own flood and wind questions. We’ll gather the right details the first time so you aren’t going back and forth.

Short-term rentals and second homes

Rental homes are common on Cape San Blas, and short-term rental coverage is a big part of what we write. A standard homeowners policy may not cover a home rented to guests. We can quote short-term rental coverage with options for guest liability, furnishings and loss of rental income. If you live elsewhere and use the home part of the year, a secondary home policy may be needed instead.

Gulf County and the state also have licensing and tax rules for short-term rentals. Confirm current requirements with Gulf County before you list.

Condos vs. single-family homes

For a single-family Cape home, your policy covers the full structure. For a condo or townhome in an association, the master policy usually covers the building, and your unit policy (HO-6) covers your interior, belongings, liability and loss assessments. We’ll match your condo coverage to what the association’s documents leave to you.

Golf carts, boats and beach toys

Golf carts are everywhere on the Cape. We can insure golf carts and low-speed vehicles, along with boats and personal watercraft. Local rules on where carts can be driven change over time, so check current Gulf County requirements as well as your insurance.

Often not, because much of the Cape is in a Coastal Barrier Resources System area. Exceptions can depend on the structure and the parcel. Private flood may be an option. We’ll help you check.
