Insuring the Coast Insurance Agency is now a Power Partner with the Central Panhandle Association of REALTORS® (CPAR). We joined on October 29, 2026, and we’re excited to work alongside local Realtors to help buyers get insurance lined up early so closings stay on track.
We’re a local, independent insurance agency in Port St. Joe at 402 Reid Ave, Ste B, and being part of this community matters to us. Here’s what the CPAR partnership means, how we’re involved in our Port St. Joe community, and what home buyers can do to keep insurance from slowing down a closing.

What Is a CPAR Power Partner?
Our office sign at 402 Reid Ave, Ste B, in downtown Port St. Joe.
CPAR is the Realtor association for much of Northwest Florida. According to CPAR, it serves around 2,400 Realtor members in six counties: Bay, Calhoun, Washington, Holmes, Jackson and Liberty. CPAR also runs the local MLS and offers education and networking for its members.
Power Partners are CPAR’s affiliate members. These are businesses like ours that work with Realtors and their clients and support the association. On its Power Partner page, CPAR lists the opportunities that come with the membership, including:
-
Networking: monthly Realtor Round Ups, quarterly membership meetings, and Young Professionals Network (YPN) events.
-
Sponsorship and education: chances to sponsor events and Realtor education classes.
-
Committees: working alongside Realtor members on committees such as Disaster Relief and Education.
-
Find a Pro listing: a spot in CPAR’s searchable affiliate directory.
We’re just getting started, and we’re looking forward to getting to know the Realtors who help families buy homes across the Panhandle.
Why We Joined: Helping Closings Stay on Track
On the coast, insurance can be one of the last pieces of a home purchase to fall into place. Lenders typically want proof of homeowners coverage before closing, and if the home is in a flood zone that requires it, they’ll want flood coverage too. Finding coverage for a coastal home can take time. Carriers look at the roof’s age, the construction, wind mitigation features and the flood zone, and some may ask for inspections before they’ll offer a policy.
When a buyer starts the insurance conversation late, a surprise can push back a closing date. Our goal with CPAR is simple: work with Realtors so their buyers know to call an agent early, while there’s still time to compare options and gather the documents a carrier may need.
As an independent agency, we can compare quotes from more than one of the companies we’re appointed with, subject to availability and underwriting. That can help buyers see their options side by side. We explain why that matters for Florida homeowners in why many Florida home insurers only work through independent agents.

What Buyers Can Do Before Closing
If you’re under contract on a home in Port St. Joe, Mexico Beach or anywhere along Florida’s Panhandle, these steps can help keep insurance from becoming a last-minute problem.
Start the insurance conversation when you go under contract
Don’t wait for the lender to ask. Call an agent as soon as you have an accepted offer, so there’s time to quote the home, answer underwriting questions and get the binder to your lender.
Ask the seller for existing inspection reports
A current wind mitigation report on the home may help with wind credits, depending on the carrier, and some carriers may accept a report from a previous owner. Acceptance is up to the carrier. Learn more in our guide to the Florida wind mitigation inspection. Older homes may also need a four-point or roof inspection.
Check the flood zone early
Standard homeowners policies generally exclude flood, including storm surge. NFIP flood policies generally have a 30-day waiting period, with limited exceptions such as some policies bought in connection with a loan closing. Our post on flood insurance in Port St. Joe and Gulf County explains flood zones and how coverage generally works.
Tip for buyers and Realtors: The earlier we see the property address, roof age and any inspection reports, the more time we have to find options. A quick call or text when you go under contract can help keep closing day on schedule.
How We’re Involved in Our Port St. Joe Community

We’re also part of what’s happening downtown. Ghosts on the Coast, hosted by the Gulf County Chamber of Commerce and the City of Port St. Joe, took over Reid Avenue on Saturday, October 31, 2026, right outside our office at 402 Reid Ave.

Frequently Asked Questions
What is a CPAR Power Partner?
A Power Partner is an affiliate member of the Central Panhandle Association of REALTORS®. Power Partners are businesses, like insurance agencies, that work with Realtors and their clients and support the association.
When should a home buyer start shopping for insurance?
As soon as you’re under contract. That gives your agent time to quote the home, answer underwriting questions and get proof of coverage to your lender before closing.
Can a seller’s wind mitigation report be used for my policy?
Sometimes. A current report may help with wind credits, but acceptance is up to the carrier. Ask your agent to review it.
Do I need flood insurance to close on my home?
If the home is in a high-risk flood zone and you have a federally backed mortgage, your lender will generally require it. Even if it isn’t required, standard homeowners policies generally exclude flood, so it’s worth asking about.
Where is Insuring the Coast located?
